Park Slope goes green with new energy-efficient living quarters

Developer Spiro Geroulanos is all about going green – especially when it comes to his top-of-the-line, luxury developments. Up for rental now is the energy-guru’s latest in energy-efficient developments, at the corner of 15^th Street and Fourth Avenue in Park Slope, that took just over two years to complete.

“This is my fourth green project,” said Geroulanos, a licensed engineer who’s been practicing since 1998. “Because I am an analytical engineer, I have made a commitment towards the environment, going green and factoring in American-made projects. Since beginning this project, I’ve been able to work out all the details – no cutting corners – so that those things work harmoniously together.”

And that they do, agreed Ben Bay Realty Co. of Bay Ridge, LLC. Realtor Maria Castellano – just one of a handful of realtors licensed to find the perfect fit for this brand new, perfect home (complete with a landscaped roof terrace, bicycle storage in the cellar, communal spaces and private balconies).

“One of the greatest things about this place is the air filtration system,” she said of the system which Geroulanos explained operates both in and out of the apartments 24/7.

“It sucks the stale air out of the bathroom and pumps fresh filtered outside air back into the apartment,” he explained, adding (for those engineers out there) that it has a Minimum Efficiency Reporting Value (MERV) rating of 13 and that “you can feel it when you walk in.

“It’s great for people who have allergies and are asthmatic,” he added.

Perhaps Geroulanos’ favorite part of the building – which he said he expects will be Leadership in Energy and Environmental Design (LEED) certified gold (his last project was LEED certified platinum, the highest) – is the 24/7 virtual doorman.

“This is a service that the building provides for many reasons,” he explained. Whether you’re expecting a package or feeling uneasy about walking from your car, the virtual doorman has got you covered. “If you’re not home, the UPS can access the building by pushing the intercom where they’ll get a live person on the other end communicating with them through the camera.”

The virtual doorman can then buzz UPS in to access the building’s package room (complete with a refrigerator for Fresh Direct and a hanging rack for dry cleaning, he said). “And on top of that, if you’re coming in at 3 a.m. and you’re feeling unsafe, the virtual doorman can make sure you get in all right,” he said.

All in all, Geroulanos said, this Park Slope haven is all electric (“that means no exhaust,” he said).

“What makes this green building special is its location, convenient access to subway, and commitment to American made projects,” the developer said stressing that “just because something is made by an American company, doesn’t mean that it’s made in America.”

Right now there are two different room layouts available – both two-bedroom, two-bathroom and roughly 950 square feet in size – complete with top of the line kitchens (Sub-Zero fridge/freezer/ice maker, Wolf cooktop and wall oven, and Viking microwave included), high efficiency mechanicals like a tankless water heater and all LED bulbs.

“A lot of time and a lot of pride went into this building,” Geroulanos said. “It’s luxurious. It’s efficient. It’s American. This is a spectacular building on all fronts.”
