On The Market: March 27, 2013

This month’s on the market proved to be a tough one.  Well priced properties are receiving multiple offers mere days after they are listed, making this a challenging piece to keep relevant.  Here are some of this author’s favorite picks for the month:

ON THE MARKET:

5 Roebling Street #5B, Williamsburg– Hunting for the ever-elusive 3 bedroom in Williamsburg proper?  Then take a keyed elevator ride directly to unit #5B at 5-13 Roebling Street.   Situated at the top floor of a boutique building, this true 3 bedroom, 2 bath condo has the style & feel of luxury living without the monthly overhead.  Common costs are a paltry $501 per month, real estate taxes are only $81.  Enjoy views of the NYC skyline and McCarren Park from the private terrace or walk one short block to the Green Market and enjoy it in person.  Listed at $1.3 million by Sharon Weinstein of Modern Spaces: 915-920-9010.

970 Kent Avenue #G9, Bed Stuy/ Fort Greene– Where else in Brooklyn can you get an actual factory-to-loft condo for $499,000?  Really.  Not to mention 2 bedrooms, 2 bathrooms, a 24-7 doorman, fitness center, children’s playroom, and courtyard.  This 1,000 square foot home has a washer and dryer in unit and 240 square feet of private outdoor space; gas is included in the maintenance, taxes are zero for the next four years.   There are a lot of pluses here, including the location, just two blocks from Pratt Institute & uber-hip Fort Green.  Listed by Andrew Mapp of Corcoran Group: 718.923.8017.

535 Dean Street #118, Prospect Heights– Whoever decorated this apartment should go into staging for a living- who could resist the photos?   Word on the street is that the first open house at this 1.5 bedroom, 1 bathroom condo was packed.  No accepted offers as of press time but it’s sure to go quickly.  The straightforward floor plan is great, the location near Barclays Center, Atlantic Center, BAM, restaurants, and transportation are unbeatable.  If you don’t get in on this apartment, be on the lookout for other units in the Newswalk building.  Listed for $829,000 by Carol Graham at Corcoran: (718) 832 4161.

721 Metropolitan Avenue, Williamsburg– this 3 family brick plus 1 store is a modest 22’ wide by 35’ long but the lot is a comfortable 22’ wide and 86’ deep.   With an allowable floor-area-ratio (FAR) of 4.0, this cozy house can be expanded by an estimated 4,500 square feet!  Add the proximity to the train & commercial overlay and this house screams with potential.   The property has no leases & can be delivered vacant.   As of press time, the building had been on the market one week and an offer had been accepted; while the listing agent declined to hint at the agreed number, sources said there were multiple cash offers on the table; but you never know… For further information contact Kristen Campbell of Douglas Elliman: 718.486.4466.
