On and Off the Market: May 2, 2013

Properties are still moving as quickly as I can write about them…  As an experiment, (and to ensure I’m writing on currently available homes), I searched my favorite real estate websites for properties listed within the past 24 hours.  I found 29 new sales and picked my favorites based on location, price, photos, and sheer curiosity, just like a buyer might.  I also had some moments of surprise just like a buyer- see for yourself:

17 St Johns Place #4, Park Slope 

It seems to me that St. Johns Place has been popping up in the for sale column a lot lately.  According to Streeteasy, there are 22 active listings on St. Johns Place at the moment; that’s a lot of available property on a street that is under 3.4 miles long!  APT #4 appears to have nice original details and a good amount of square feet but the listing info is a little all over the place.  It might be 1,288 square feet or it may be a comfy, round 1,200 square feet.  It’s also not clear if there are two bedrooms, or 4, or just one legal bedroom but the location is the bomb and the first open house is likely to be packed.  Listed by Wassim Fakhereddine of Corcoran:  17 St Johns Place #4.

570 Bergen Street, Prospect Heights

On The New York Times web site, I found three new townhouse listings OVER three million dollars!   That’s right: 1-2-3 new sales, all over 3 million bucks, hit the market in one day, in our humble BK.  The most eye-popping was this recently renovated two unit townhouse in Prospect Heights.  It has a total of 5 floors, configured as a two bedroom, 1.5 bath duplex and a 3 bedroom, 2.5 bathroom triplex.  They don’t really share much about what the term passive home means but judging from the photos and floor plan, this house is really upping the local ante.  The listing description deos suggest that this home can be easily converted for single family use or you can sponsor your very own condo project & sell half.  Listed at Ideal Properties by Jennifer Rhodes and Erik Serras: 540 Bergen Street.

7825 4th Avenue #B8, Bay Ridge

This listing was so fresh that at the time I wrote this article there were no floor plans or pictures available yet.  I picked this two bedroom, 1 bath co-op because (according to the broker) the unit has been renovated and pre-war details, which I’m a sucker for, have been preserved; the common costs are a reasonable $724, and the building is pet friendly.  Plus, Bay Ridge has really been growing on me lately.  The neighborhood has historically been residential so there are plentiful options for shopping, dining, and entertainment nearby.  Train service is picking up here, and you can still get good value for your dollar in the area.  Listed by Jessie Billera: 7825 4th Avenue

OFF THE MARKET:

60 Broadway #3R, Williamsburg

True to the market, multiple offers (many over ask) poured in poured in immediately after listing. The contract on this 1,140 square foot, 1 bedroom, 1 bath condo loft was countersigned on the day I wrote this & closing is scheduled for approximately 60 days from now.  The winning bidder will enjoy top of the line features such Sub-Zero and Wolfe appliances, moveable walls, and the cache of living in the famed former Gretsch Guitar Factory.  Listed by Dora Buzan of Modern Spaces: 60 Broadway 3R.
