Apartment Building to Replace Two-Family House on Bay Parkway

In a sign of major changes taking place in Southwest Brooklyn’s housing stock, a two-family home on Bay Parkway will be torn down to make room for a much larger structure, an apartment house containing residential units, it was recently revealed.

The new seven-story building, slated to be constructed at 8800 Bay Parkway in Bath Beach, could help ease the housing crunch in the area, according to civic leaders.

YIMBY was the first to report that the property owner has filed permits with the New York City Department of Buildings to construct the apartment house. But a demolition permit to tear down the two-family home has not yet been obtained, according to YIMBY, which reported that the dwelling was originally built in the 1920s.

The property owner is listed in Department of Finance records as B&J Bay Property Inc. The property was purchased on June 8, 2018 from the former owner, who is listed as NY Management “8” Inc.

The new 47,525-square-foot building, which will be 70 feet tall, will contain 40 apartments. There will also be an enclosed parking lot built on the property with room for 20 cars.

The property at 8800 Bay Parkway is located between Bath and Cropsey avenues and offers transportation choices. The Belt Parkway is one block away. The Bay Parkway station on the D subway line is short walk from the site. The property is also close to Bensonhurst Park, which is located on Cropsey Avenue.

YIMBY reported that the firm Angelo Ng & Anthony Ng Architects, a company based in Maspeth, Queens, is listed as the architect for the project.

The Bay Parkway apartment building is the second major construction project to get under way in the Bath Beach-Bensonhurst area.

A 30-story, mixed-use building is currently under construction at 1625 Shore Parkway, the former site of the Haym Salomon Nursing Home. The nursing home moved to its current location at 2340 Cropsey Ave. approximately a dozen years ago

The property owner of 1625 Shore Parkway is listed as Cropsey Partners LLC, a company based in Flushing.

The plans call for the 278,344-square-foot building to have commercial space on the first floor and apartments on the floors above. When it is completed in the fall of 2020, the building will have 243 apartments and 165 enclosed parking spaces.

The firm designing the building is Hill West Architects, according to YIMBY.

Bath Beach-Bensonhurst civic leaders are hoping the Shore Parkway building will help ease a housing crunch in the area.

Community Board 11, which represents the two neighborhoods, has seen a population boom take place in recent years, District Manager Marnee Elias-Pavia recently told this newspaper. “We have a large number of residents move into our community,” she said.

But Elias-Pavia also expressed concern that the influx of new residents isn’t being matched by an increase in city services.

“We need to have the appropriate level of services, including sanitation, transportation, police and fire. The level of services has remained the same, despite the fact that we have many more people living here now,” Elias-Pavia said.
